What Is a Development Application?
A Development Application (DA) is the formal process of seeking council approval to build, alter, or use land in a way that doesn't comply with certain planning codes automatically. Unlike a Complying Development Certificate (CDC), which is processed by a private certifier, a DA goes to your local council for assessment.

Why Most DA Applications Fail or Stall
Common DA Failure Points
- Poor pre-lodgement strategy — submitting without understanding the council's specific concerns for the site
- Incomplete or incorrect documentation — missing BASIX, incorrect shadow diagrams, inadequate SEE
- Slow RFI responses — council sends a request for information, and the Building Designer/Architect takes weeks to respond
- Design that ignores the DCP — proposing what the client wants without testing it against the development control plan
- No neighbour notification strategy — ignoring objections instead of addressing them proactively

Our DA Process — What Happens and When
Site Feasibility & Strategy
Before a single drawing is produced, we review your site against the planning controls, identify any constraints, and determine the right approval strategy. This is where DA applications are won or lost.
Concept Design
We design a scheme that responds to your brief and is tested against the DCP and council requirements simultaneously — not one after the other.
Pre-Lodgement Meeting (Where Required)
For complex sites or sensitive councils, we hold a pre-lodgement meeting with council to test the scheme and get informal feedback before committing to final documentation.
DA Documentation
Full DA package prepared: architectural drawings, shadow diagrams, BASIX certificate, Statement of Environmental Effects, and all required consultant reports coordinated and reviewed.
Lodgement & Assessment Management
Application lodged. We manage the entire council assessment process — RFI responses, additional information requests, neighbour notification management, and ongoing council communication.
Conditions of Consent & Next Steps
Once approved, we review the conditions of consent, brief you on any requirements, and guide you into the Construction Certificate and documentation phase.
